This policy is provided pursuant to articles 13 and 14 of EU Regulation 2016/679 ("GDPR") and Legislative Decree 196/2003 and applies to the processing of personal data carried out through this website and in the context of the services offered.

1. Data Controller

2. Types of Data Collected

The controller collects and processes the following personal data:

  • Identification data: first name, last name.
  • Contact data: email address, phone number.
  • Navigation and usage data: IP address, access logs, data on platform interactions (managed via PostHog), cookies (see Cookie Policy).
  • Other data: information voluntarily communicated by the user via forms, emails, or other contact channels.

3. Purposes of Processing and Legal Basis

The collected data is processed for the following purposes:

  • Provision of requested services (digital management of short-term rentals, consulting, responses to information requests).
    Legal basis: execution of a contract or pre-contractual measures (art. 6.1.b GDPR).
  • Fulfillment of legal and tax obligations.
    Legal basis: legal obligation to which the Controller is subject (art. 6.1.c GDPR).
  • Analysis and improvement of the service, to understand how users use the site and optimize its functionality.
    Legal basis: User consent (art. 6.1.a GDPR) collected via the designated tracking banner.
  • Promotional activities and newsletters (sending commercial communications, event invitations).
    Legal basis: consent of the data subject (art. 6.1.a GDPR).
  • Protection of the controller's rights in case of disputes or abuses.
    Legal basis: legitimate interest (art. 6.1.f GDPR).

4. Methods of Processing and Security

Data is processed using computerized and telematic tools, adopting appropriate technical and organizational measures to ensure security, integrity, and confidentiality, in compliance with art. 32 GDPR, to prevent data loss, illicit use, and unauthorized access.

5. Recipients of Data and Data Processors

Personal data may be shared with subjects acting as external Data Processors (art. 28 GDPR) or independent Data Controllers, including:

  • collaborators and consultants acting under the authority of the controller;
  • hosting and cloud infrastructure service providers;
  • service providers for sending transactional emails and newsletters (e.g., Resend);
  • analytics and measurement service providers (e.g., PostHog);
  • public entities for legal compliance.

Under no circumstances will the data be subject to public dissemination.

6. Transfer of Data Abroad

The management and storage of personal data mainly take place on servers located within the European Union. However, some third-party services (such as Resend for sending emails and, depending on the configuration, PostHog) may involve transferring data to the United States. In such cases, the Controller ensures that the transfer complies with articles 44 and following of the GDPR, based on adequacy decisions of the European Commission (e.g., EU-US Data Privacy Framework) or by signing Standard Contractual Clauses (SCCs).

7. Retention Period

  • Pre-contractual and contractual data: kept for the duration of the relationship and for the following 10 years for legal obligations (e.g., accounting and tax purposes).
  • Data for marketing and newsletters: kept until consent is revoked or for a maximum of 24 months from registration.
  • Navigation and analytics data: kept for the time strictly necessary for statistical purposes (generally not exceeding 12/14 months).

8. Rights of the Data Subject

The user can exercise the rights provided by articles 15-22 GDPR at any time, including the right of access, rectification, erasure (right to be forgotten), restriction, opposition to processing, data portability, and withdrawal of consent (without affecting the lawfulness of the processing based on consent before withdrawal).
